Predictions for 2012 Land Market


We recently came across an article saying that farmland in the UK is set to outperform other assets in 2012 and got to thinking about the future of the land market in the U.S.

Have you come across any predictions, or perhaps you have your own crystal ball? Where will the hotspots be? Will developable land continue to be snatched back up by farmers? Or will that trend alter in favor of housing developers? Will land be purchased with the goal of developing it or farming it? Or will landowners allow their lands to lie fallow in exchange for generous tax credits?

We learned that the Enhanced Easement Incentive expired on Dec 31 and, at this point, has not yet been renewed. Do you think this will affect landowner's decisions about whether to put their land under easement?

In farmland market commodities may ease up and most ag economists out of Kansas State are saying 2012 will still be good income for farmers but not as good as 2011 and that 2013 will bring a leveling of land prices. Interesting article at Business Week about Silos and grain storage - a way for farmers to have more control on prices.

What a brilliantly simple solution for maximizing control over the supply of crops to the market!

On a different point, does anyone know of any studies that have analyzed the effect of the local food movement on farm values? We've seen a number of reports that homeowners are now paying a premium to live near agriculture (like this one: An Apple Tree Grows in Suburbia). But it would be interesting to see if property values for farm that may not be right next to a residential community are benefiting as well.
